Über dieses Inserat

Demnächst wird meine schöne Wohnung frei, sie hat knapp 40 qm, ist Mitte 2024 saniert und renoviert worden, sie hat 1,5 Zimmer (das Wohnzimmer ist mittels Schiebetür vom Schlafbereich abgetrennt), ein Duschbad, einen großen Süd-Balkon und liegt im 2. OG eines ganz normalen, freundlichen Mietshauses.

Die Wohnung hat einen Keller und ist komplett hochwertig und neu möbliert inkl Waschmaschine, Einbauküche, allen Möbeln etc, Sie liegt in 13156 Berlin, das ist das wunderschöne Pankow-Niederschönhausen. Die Tramlinie 1 (fährt direkt bis nach Mitte zum Hackeschen Markt) ist quasi direkt um die Ecke und die Infrastruktur vor Ort ist sehr, sehr gut. Es gibt jede Menge Supermärkte, Parks, kleine Läden, ein Kino und viele Restaurants.

Die Wohnung liegt komplett nach hinten raus, so dass von den Straßengeräuschen der Nebenstraße absolut nichts zu hören ist, auch der schöne Balkon ist zum Innenhof und es gibt einen schönen großen Baum dort im Hof, dadurch ist das Klima und der Ausblick sehr schön und es gibt kein Gegenüber, der in die Wohnung schauen kann:-)

Die Möblierung und die Mietdauer ist flexibel und absolut verhandelbar.
Die Warmmiete inkl Möbel, Internet, Betriebskosten beträgt 1.100 Euro, monatlich. Strom wäre noch separat.

Es wird ein ganz offizieller Mietvertrag geschlossen, mit dem natürlich auch eine Anmeldung als fester Wohnsitz möglich ist.

Ich suche jemanden, der gern schön wohnen möchte und die Mühe, Liebe und Geld die in der Wohnung stecken auch wertschätzt und respektiert.

My lovely apartment will soon be available. Itʹs just under 40 square meters, was renovated in mid-2024, and has 1.5 rooms (the living room is separated from the sleeping area by a sliding door). It features a shower room, a large south-facing balcony, and is located on the second floor of a typical, friendly apartment building.

The apartment includes a cellar and is fully furnished with high-quality, new furniture, including a washing machine, fitted kitchen, and all other necessary items. Itʹs located in 13156 Berlin, in the beautiful Pankow-Niederschönhausen district. Tram line 1 (which goes directly to Hackescher Markt in Mitte) is practically right around the corner, and the local infrastructure is excellent. There are plenty of supermarkets, parks, small shops, a cinema, and numerous restaurants.

The apartment has a cellar and is completely furnished with high-quality, new furniture, including a washing machine, a fitted kitchen, and all the furniture. The apartment faces the entire back, so you canʹt hear any of the street noise from the side street. The lovely balcony also faces the courtyard, and thereʹs a nice big tree there, so the atmosphere and the view are very pleasant, and thereʹs no one across the hall who can look into the apartment :-)
The furnishings and the lease term are flexible and entirely negotiable.

The total rent, including furniture, internet, and utilities, is €1,100 per month. Electricity is billed separately.

A formal lease agreement will be drawn up, which will also allow you to register your permanent residence.
